The urban planning construct of this new structure is simple and clear: the planned duplex mediates between the large volumes on the neighboring lots and the Eternit Villa.
The design for both halves of the duplex is a perfectly formed sculpture. It takes account of the monument protected Eternit guesthouse located just to the east, without formally subsuming itself to the design language of that building. The future lower level, an existing structure which constitutes a “gash”  in the shoreline embankment, is to disappear entirely beneath a landscaped surface, and thus recreate the harmony of the lakeshore. Two generously designed residences are planned as the duplex halves, each consisting of a large apartment essentially stretching over three full stories. Additional non-residential utilizations are to be accommodated in incomplete stories, or under the roof. All important rooms provide attractive view axes of the Königssee lake. From the ground floor one can access both the two upper stories and the lower-level story. Above the upper stories is an attic; under the garden story/lower-level is a basement.
